An ADA bathroom is built to the federal accessibility standards for public buildings. A private home does not have to meet them. What the standard requires, with every dimension and section number, and what a parent's bathroom needs instead.

An ADA bathroom is a bathroom built to the 2010 ADA Standards for Accessible Design, the federal rules that govern restrooms in public accommodations, commercial buildings, and government facilities. A private home does not have to be one. The Standards do not apply to a single-family house, and even where they reach residential units in covered housing, they let the builder install reinforcement in the walls instead of grab bars and set the toilet anywhere from 15 to 19 inches. What the Standards give a family is a set of reference dimensions: a 60-inch turning circle, a 32-inch clear door, a toilet seat at 17 to 19 inches with bars beside and behind it, a sink at 34 inches with knee room beneath, and a roll-in shower with a threshold of 1/2 inch or less. Those numbers, where they come from, and how a parent's bathroom uses them follow.

What is an ADA bathroom?

An ADA bathroom is one that meets the 2010 ADA Standards for Accessible Design, which the U.S. Department of Justice adopted under the Americans with Disabilities Act and the U.S. Access Board publishes. The Standards apply to places of public accommodation, meaning businesses open to the public, to commercial facilities, and to state and local government buildings. They set the minimum dimensions that let a person using a wheelchair enter the room, turn around, transfer to the toilet, reach the sink, and use the shower without help.

The word "ADA" is used loosely in listings and advertisements to mean any bathroom with grab bars or a walk-in shower. In the Standards it has one meaning: a room laid out to specific clearances and fixture positions, each with a section number. A bathroom in a home can borrow every one of those dimensions. It is not required to, and the question a family asks, whether a parent's house needs an ADA bathroom, has a different answer than the dimensions suggest.

What are the ADA bathroom requirements and dimensions?

The ADA bathroom requirements are a set of clearances and fixture dimensions from Chapters 3, 4, and 6 of the 2010 Standards. The table gives each one with its section, so it can be checked against the source.

What does an ADA bathroom layout look like?

An ADA bathroom layout places the fixtures so that a 60-inch turning circle, a 30-by-48-inch clear space at each fixture, and a 60-by-56-inch clearance at the toilet all fit inside the room, with a 32-inch clear door that does not swing into any fixture's clear space. The drawing shows one arrangement that meets those clearances in a room about 8 feet square.

Two rules make the layout work. The clear floor spaces, the toilet clearance, and the turning space are allowed to overlap one another (603.2.2), which is why the sink's clear floor space can sit inside the turning circle. And the door may swing into the turning space but not into any fixture's clear floor space (603.2.3), which is why an ADA door usually swings out or is placed where its arc clears the sink and the toilet.

What are the three types of ADA shower?

The Standards define three shower compartments, and the difference is how the person gets in.

  • Transfer-type shower: 36 by 36 inches inside with a 36-inch entry and a seat. The person sits on the seat from a wheelchair parked outside and swings in. A horizontal grab bar runs across the control wall and 18 inches along the back wall (608.3.1). The seat is 17 to 19 inches high (610.3).
  • Standard roll-in shower: 30 by 60 inches inside with a 60-inch entry. The person rolls a shower wheelchair straight in. With a seat, grab bars go on the back wall and the wall opposite the seat; without one, on all three walls (608.3.2).
  • Alternate roll-in shower: 36 by 60 inches inside with a 36-inch entry at one end of the long side, and bars on the back wall and the far side wall (608.2.3, 608.3.3).

All three take a threshold of 1/2 inch or less, controls at 38 to 48 inches, and a handheld spray unit on a hose at least 59 inches long. A curbless shower built in a home usually resembles the standard roll-in, with a bench and bars placed for the person rather than for a transfer from a wheelchair. Does a home bathroom have to be ADA compliant?

No. The 2010 ADA Standards apply to places of public accommodation, commercial facilities, and state and local government facilities. A private single-family home is none of those, and no ADA rule requires a bathroom in one to meet any accessibility dimension. The Standards reach residential dwelling units only in covered housing, such as certain publicly funded or institutional housing, and even there they treat a home differently from a public restroom.

That last point is written into the Standards themselves, and it is the part families are never told. In residential dwelling units the Standards allow:

  • Reinforcement instead of grab bars at the toilet (604.5, Exception 2), the bathtub (607.4, Exception 2), and the shower (608.3, Exception 2), as long as the wall is reinforced so bars meeting the Standards can be installed later. The ADA's own design assumption is that the blocking goes in when the wall is built and the bars go in when the person needs them.
  • A toilet seat from 15 to 19 inches rather than 17 to 19 (604.4, Exception 2).
  • Removable cabinetry under the sink instead of open knee space, provided the floor and the walls are finished behind it and the cabinet comes out without replacing the fixture (606.2, Exception 3).
  • No seat in a transfer shower if the wall is reinforced so one can be added (608.4, Exception).

Read together, those exceptions describe a home built to be adapted rather than a home built as a public restroom. That is the right model for a parent's bathroom, and it is the reason a Certified Aging-in-Place Specialist puts blocking behind every wall of a new shower even when no bar is going in that day.

When strict compliance does apply

Some funding programs require it. A modification paid for through a Veterans Affairs grant, or through certain state or county programs, may have to be built to the ADA Standards or to the program's own specification exactly. In that case the dimensions in the table are requirements, not references, and the work is built to them. Ask the program before the design is set.

ADA, A117.1, and the California Building Code: which one applies?

Three documents govern accessible bathrooms in California, and they overlap without matching. The 2010 ADA Standards are federal civil-rights rules for public buildings, enforced by the Department of Justice. The ICC A117.1 standard, published by the International Code Council, is a technical standard that many state and local building codes adopt, and its 2009 and later editions add requirements the ADA does not carry, including an 18-inch vertical grab bar at the toilet, the bathtub, and the transfer shower. The California Building Code, Chapter 11B, is the state's accessibility code for public buildings, enforced by local building departments, and its bathroom dimensions track the ADA's, including the 60-inch turning space, the 33-to-36-inch grab bar height, and the toilet clearances.

For a private home in California, none of the three is required. For a public building, a California contractor builds to Chapter 11B, which satisfies the ADA on these dimensions. For a family reading a product listing, one line matters: "ADA compliant" on a grab bar means its diameter and wall clearance meet Section 609. It does not mean the bar has been tested to hold a person, and there is no ADA approval program. What does a parent's bathroom need instead?

A parent's bathroom needs the same five things the ADA table describes, fitted to the person rather than to a wheelchair user in a public building: a way in without stepping over a tub wall, grab bars anchored into structure where balance is lost, a toilet high enough to stand up from, a floor that grips when wet, and water that cannot scald. The ADA numbers are where each one starts. The person's height, reach, and stronger side are where each one ends.

The difference shows on home visits. Across Southern California, roughly 1 in 10 bathrooms had a grab bar of any kind, and about 3 in 4 had a towel bar being used as one. Of the bathrooms that did have a grab bar, about 1 in 3 had it mounted where the person could not use it, often at a code height that did not match the person. A bathroom can meet every dimension in the table and still fail the person who uses it, and a bathroom that meets none of them can be the safest room in the house if the bars are where the hand lands and the entry has no step. Most families call asking for one bar. The shower needs two to three, and the toilet needs two, one on each side so either hand can push up.

How wide does an ADA bathroom door have to be?

32 inches of clear width, measured from the face of the door to the stop with the door open 90 degrees (Section 404.2.3). The door may swing into the turning space but not into the clear floor space at the toilet, the sink, or the shower. In a home, a 32-inch clear opening is the width a walker or a wheelchair needs, and it is the most common reason a bathroom door gets widened or fitted with swing-clear hinges.

What is the ADA toilet height?

17 to 19 inches from the floor to the top of the seat (Section 604.4), with the centerline 16 to 18 inches from the side wall. In residential dwelling units the Standards allow 15 to 19 inches. A standard residential toilet sits at about 15 inches; the extra 2 to 4 inches is what lets an older adult stand up with the legs rather than the arms, which is why comfort-height toilets are sold at the ADA range.

What is the difference between an ADA bathroom and an accessible bathroom for aging in place?

An ADA bathroom meets fixed dimensions written for a wheelchair user in a public building. An aging-in-place bathroom uses those dimensions as starting points and fits the bars, the seat height, and the entry to the person who lives there, which can mean a bar above or below the 33-to-36-inch range or a bar on one side only. Both remove the step, anchor the bars into structure, and hold the water temperature.

Does "ADA compliant" on a grab bar mean it will hold a person?

No. "ADA compliant" on a listing means the bar's diameter, 1 1/4 to 2 inches, and its 1 1/2-inch wall clearance meet Section 609. There is no ADA approval program for products. Whether the bar holds depends on its published load rating and on what it is anchored into: a stud, blocking, or a load-rated anchor for the wall type. The 250-pound reference load applies to the bar, the fasteners, and the wall together.
